Pickway Townhomes is a 12-unit infill townhome development in Charlotte, North Carolina, designed to maximize residential yield within an irregular 2-acre site. Located in an established neighborhood of one- and two-story brick homes, the project required strategic navigation of zoning limitations, access challenges, parking requirements, tree-save regulations, and provisions within Charlotte’s Unified Development Ordinance.

Objectechne Studio served as Architect of Record, developing multiple floor plan configurations and site test fits to optimize density while maintaining contextual compatibility. Two distinct building types were designed to support construction efficiency and cost-sensitive development objectives. The restrained material palette and scaled massing allow the project to integrate respectfully into its surroundings while delivering entry- to mid-market housing aligned with the developer’s investment strategy.
